The ChargeKind enum categorizes every line on a renter's ledger. A rent charge is the recurring monthly rate for a unit; a late_fee is added when payment is past the grace period; a credit reduces what the renter owes; a refund returns money already paid; and an adjustment is a manual correction by staff. Together these build the renter's running balance.
